MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs down.  This south end condo is located at the Palm Villas in Palm Springs.  The entire project needs updating and is very much like an apartment building.  There is covered parking.  The bank owned unit is three bedrooms with an updated kitchen, but there seems to be lots of deferred maintained.  The upside to this property is that it is three bedrooms and attractively priced for the amount of space.  Another down side is that this reo backs up to Ramon Rd., a busy east/west street in Palm Springs.  Asking price $169,900.  Listed 3/5/08.

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs up.  We think the major problem with this house is a pool contractor started to build a pool and spa, but violated city codes by placing the pool too close to the property line wall.  We bet the city of Palm Springs red lined this home and would not allow the pool to go further.  Oops!  According to the listing agent the hole will be filled before the close of escrow.  Other than that, the house needs paint and carpet and is on a busy corner.  The house was built in 2001 and would make a great Palm Springs starter home.  Watch this REO.  Listed 2/25/08

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs down.  We think this Palm Springs REO has lots of deferred maintenance as well as too many poor additions.  You might want to watch the price to see if it comes down, then maybe this house will look more attractive.
