Palm Springs Ruth Hardy Park under $470K (1428)

Monday, March 24th, 2008

3BR, 2.25BA home, 2698 sft.,  built in 1949.  Current asking price:  $474,900 REDUCED to $467,900

MOORE-CARLSON GROUP OPINION OF VALUE:  Thumbs up.  This house has a nice corner lot with big views of the mountain.  The pool is in the front of the house which takes advantage of the views.  Located in the Ruth Hardy Park area of Palm Springs, this home has 3 bedrooms and 2.25 baths.  The problem with this home are the additions.  The living room of this bank owned property feels dark and the converted garage is unattractive living space.  A new garage has been added.  This house would function much better with two double car garages.  We love the lot although.  Asking $474,900. Listed 3/18/08.

PENDING 3BR/2BA,  1113sft., built in 2006.  Current Asking Price:  $325,900

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs up.  This Villorio condo does not look like a bank foreclosure.  It has an excellent location in the complex with terrific views of the pool and the mountains surrounding Palm Springs.  The interior is neat as can be with nice carpet, paint, window coverings and a refrigerator.  One bedroom is on the ground floor and the master and living areas are on the second floor.  One more flight up takes you to a roof top deck with a fireplace and  glorious Palm Springs views.  Well priced and ready to move in is our opinion.  Listed 2/28/08

EXPIRED LISTING 3BR/2BA,  1629sft., built in 1959.  Current Asking Price:  $324,900

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs up.  but no for the light hearted.  This house is a major fixer but has the fifties bones everyone wants.  We think this house has potential.  There are many add ons executed with a fair degree of sense, but not perfect.  The house is located on a large lot for the area at over 13,000 square feet.  Pool and southwest views complete the package.  Listed August, 2007.

3BR/2BA,  1225sft., built in 1959.  Current Asking Price:  $374,900

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs down.  This home is in a cul de sac in the Racquet Club West neighborhood of Palm Springs consisting of the every popular mid century modern homes.  Unfortunately, somewhere along the way, this Palm Springs Modern has been transformed to southwest architecture gone bad.  A converted garage and other additions make this a major problem to rehab, although there is a great west view.  Listed 2/13/08.

3BR/2BA,  2055sft., built in 2000.  Current Asking Price:  $399,000

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs up.  We think this Palm Springs Racquet Club West located house has a very good floor plan.  Besides the three bedrooms there is den.  The living room has a fireplace.  The kitchen isn’t bad, but the house needs paint and carpet.  The backyard does have an above ground spa.  Listed 2/12/08

PENDING 4BR/3BA,  1931sft., built in 1954.  Current Asking Price:  $439,900

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs up.  Central Palm Springs bank repo.  We believe this house is pretty good with a great location.  Nice views of the mountains from the swimming pool.  The garage has been converted to living space and a structure has been added to the rear of the house for a laundry which are both negative, but the bones of the original has are good.  TLC could make this a very nice pad.  Listed 11/26/07
