Palm Springs Ruth Hardy Park REO under $630K

Thursday, December 27th, 2007

4BR/3BA, built in 1946, 2289 sft., Pool. Current asking price: $629,900

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs Down!!! This house has a lot of potential - good location and a decent floor plan. Certain upgrades have been done - some that are very tasteful - others that…well…let’s just say just because it’s an upgrade doesn’t mean you would nececcarely like it. Most of all, however, the price for what you get really does not reflect the benefit of seeking out “Bank Owned Properties” for the purpose of getting a good deal.

Palm Springs San Jacinto Cove REO House under $180K

Thursday, December 27th, 2007

3BR/2BA, 1560 sft., bult in 1987, 2 stories, Lot size: 7405 sft., Pool. Current Asking Price: $179,000.

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs Down!!! Well - where do you start…the doors are all open - and the wind has delivered the debree from the outside. The place needs to be gutted and…then some. While the shell of the pool exists, rocks, debree and junk fill the bottom of it, the pool equipment has vanished, there is no landscaping, the 20 year old house looks like a 50 year old house that has never been maintained…. Not sure if this house can still be salvaged - or if it would be cheaper to rip it down and start all over - and still save money. But as all properties….let us take you there and form your own opinion of value.

Palm Springs North End Condo under $86K on Fee Simple Land

Thursday, December 27th, 2007

1Br/1BA, 589 sft, Fee Simple Land, built in 1981. Current Asking Price: $85,500.

MOORE-CARLSON GROUP VALUE OF OPINION: Thumbs Up!!! The unit is nothing to brag about - typical floor plan for condos in this development. But you own the land - the unit is clean, and the price is low.

Palm Springs North End REO Single Family Residence under $135K

Thursday, December 27th, 2007

3BR/2BA, 1200 sft., Current asking Price: $134,900.

Moore-Carlson Group Opinion of Value: Thumbs Down!!! Let’s start with the positives…the lowest priced single family residence in all of Palm Springs. The negatives…it’s overpriced. Just our opinion of course but…location, location, location…and this one is lacking just that. The house needs to be gutted - the inside is completely missing the bathroom - somehow it disappeared…right down to the studs. The windows are shattered, and big objects seemed to have “bumped” into the interior walls. This house has the potential as an investment - for the right price taking into consideration the work that needs to be done.

Palm Springs North End REO in Desert Park Estates

Thursday, December 27th, 2007

3BR/2BA, 1372 sft., built in 1979 in Desert Park Estates. Current asking Price: $250,900.

Moore-Carlson Group Opinion of Value: Thumbs….hmmmm….!!! This house needs a lot of updating. It has very nice potential for somebody that likes to gut a house and completely remodel it. There is no pool - and the landscaping amongst other things have been neglected. $100K+ of remodeling could make this a nice house…

Palm Springs Chino Canyon REO with great potential (2553)

Thursday, December 20th, 2007

PENDING!!! 2012 sft., 3BR/2.5BA house, built in 1964, recently remodeled, with Pool/Spa. Current asking price: $429,900

MOORE-CARLSON GROUP OPINION OF VALUE: Thumbs Up!!! This house has very nice curb appeal. It needs some catching up with yard and pool maintenance - and some investment in professinoal landscaping could make this place REALLY nice. The interior seems to have undergone extensive remodeling - with lots of granite, lots of custom tile, mouldings…needs just few finishing touches. Nice, quiet street on Chino Canyon. We liked it!!!
